The opening of Metro Vancouver’s $1.4B Evergreen Line Skytrain extension in 2017 boosts high-density development at the line’s suburban stations, making the Tri-Cities region more attractive to developers and new residents. Thousands of units were under development while the SkyTrain was under construction.

Among them the 26 storeys 180 units project is developed by Vancouver iconic Beedie Development Group. The building is angled to allow more units to take advantage of available views. It is close to Simon Fraser University, and just one block from the Skytrain station and five minutes from the hiking trails of Burnaby Mountain.

The owners of this building felt that the longboard soffit was one of this project’s key features in the design of the building. By using a combination of monorail and underhung beams we were able to minimize the penetrations to the longboard soffit below the upper roof and maintain its beauty.

    2888 Cambie Street, Vancouver

Developed by Shato Holdings, which is famed of its ownership of White Spot, this 8-story concrete commercial/residential building is on the site of an old White Spot restaurant on the Cambie and W 12th Street. It is just steps above Vancouver City Hall and has 160 condo units that range from 1 to 3 bed rooms.

The unique design of this building presented its own challenges with tapered cantilevers and large roof top decks making access some areas of the building a challenge. Atlas proposed a combination of single point anchors, horizontal life lines and underhung rope guides to provide safe access to the building façade.

Funded by Bill & Melinda Gates Foundation and designed by Seattle-based NBBJ, this $500 million campus has three six-story office buildings and will be the new home for the Foundation with total capacity of 2,100 staff. Adjacent to Seattle downtown landmark Space Needle, these buildings sit on 12 acres ex-parking lot and will be completed into 2 phases, 900,000 sf for the first two buildings and 400,000 sf for the third building respectively.

The project adopted lots of sustainable features including large living roofs, rainwater storage, thermal energy storage, smart light and ventilation, native and non-invasive landscapes etc. This campus is the world largest LEED Platinum non-profit building, and is planned to last 100 years instead of the typical 20 to 30 year timeline envisioned for typical office space projects.

    Big Bend Substation

    5115 North Fraser Way, Burnaby
Burnaby’s Big Bend area is home to scores of small businesses, and BC Hydro forecasts show that the demand for electricity in Big Bend will increase by more than 20 per cent over the next 10 years. The new Big Bend Substation links between the BC Hydro transmission system and the distribution system, and will ensure continued, reliable power to this important business area.
The facility is composed of two buildings: The control building will house the substation’s telecommunication system; and the feeder building will house the equipment that distributes electricity from the substation to the underground distribution cables connected to customers.

Atlas provided a rigid rail system that fastens to the standing seam of the roof panel alleviating the need for roof penetrations and structural reinforcing as required with a fixed anchor pedestal and horizontal life line system.

160 East 6th Street, North Vancouver, BC

The 17-storey high-rise stands on the south easterly edge of Victoria Park in the Lonsdale area of North Vancouver. The building has 93 homes, in which 52 units are stratified and 41 units are rental housing.

The new tower came at the expense of an existing 12-unit rental building from 1954. In order to create a lot large enough to allow the density proposed for the 93 units, the developer bought the adjacent boulevard from the city at a cost of $1.8 million.

Atlas provided fall protection anchors to facilitate planter maintenance at each level of the building. The anchors were cast into the underside of the slab inside the elevator lobbies, so that when it comes time to do maintenance on the planters the workers will be in fall arrest before they reach the area of work. Atlas also provided anchors to facilitate exterior building maintenance and window washing.

    The Peninsula at Port Royal

210 Salter Street, New Westminster British Columbia

Sitting at the tip of Queensborough and bordered by the Fraser River on three sides, the 22-storey 163 homes Peninsula is the only high rise in the Port Royal community. Queensborough, once the third largest port in Canada and famed for its long river front walkway, is one of the most rapid developing areas in Metro Vancouver. A new pedestrian and cycling bridge (Q2Q) and a new water taxi dock are soon to be built to improve the accessibility.

The building’s design reflects the character of its environment – a curving glass façade towards the water on one side and a more traditional brick exterior facing the community of Queensborough with its historic single-family homes. The most unusual draw is the private marina just outside the building, which is now very hard to find in the Metro Vancouver Area.

Atlas worked with Aragon project development and construction teams to ensure that some of the buildings larger overhangs were accessible for maintenance operations by way of hole sleeves. The hole sleeves allowed for maintenance workers to properly rig and set up for the recessed window cleaning below the overhangs. Hole sleeves were a cost effective alternative to a monorail option.
